Give every supplier the same building brief.
Start with the project address, use, working dimensions, clear height, door openings and target schedule. Add the site conditions and options that materially change the job. If suppliers are pricing different assumptions, the bottom-line numbers do not mean much.
Five comparisons that save trouble
- Same outside dimensions, clear dimensions and eave height
- Same project address and structural design criteria
- Same roof, wall, insulation, door and accessory specifications
- Same freight, unloading, foundation and erection assumptions
- Same schedule basis, exclusions, warranties and change process
Common warning signs
- A price is called “complete” but the proposal does not list included components.
- The project address and loads are missing from the design basis.
- Large doors or equipment clearances were discussed but not shown.
- Foundation and anchor responsibilities are vague.
- The delivery date is presented without drawing approvals or manufacturing conditions.
